Building permit

Building Permit

Once you have signed your building contract, we will apply for your building permit. We will order building materials to prepare when the building permit is issued.

Deposit payable: 5% of the Contract price less preliminary fees already paid

Site cut

Site Cut

Your Building Works officially commence when we begin works on your land. This is the ‘site cut’ where we prepare your land in readiness for the base stage. As soon as the site cut has been booked, you will receive an introduction to your site supervisor who will be your point of contact for the duration of the build.

Base stage

Base Stage

Final site preparations are completed, including under-slab services such as plumbing and electrical conduits. The Building Surveyor will inspect and sign off these works before your home’s concrete slab or stump foundations are laid. Our concrete slabs are designed as raft slabs (not waffle pod).

Progress payment – Base claim: 10% of the Contract price

Frame stage

Frame Stage

Your walls and roof trusses are erected – your home is really starting to take shape! Our team conducts a quality assurance review of the frame prior to the Building Surveyor completing their inspection. The Building Surveyor approves the frame before we move to the next stage.

Progress payment – Frame claim: 15% of the Contract price

Roof stage

Your Colorbond roof covering, fascia and gutters are installed.

Lockup stage

Lockup Stage

Things are really starting to come together now. Your home’s windows and door frames will be installed. The external wall cladding will commence, and external doors (including temporary doors and windows) are installed. The garage doors and feature front or external doors are fitted at the final stage.

Our team once again conducts a quality assurance review before we move to the next stage. This is a good opportunity for you to arrange a site visit with your site supervisor.

Progress payment – Lockup claim: 20% of the Contract price

Fixing stage

Fixing Stage

It’s starting to progress on the inside – all internal cladding, stairs, architraves, skirting (except timber floor areas), doors, cabinets and cupboards are installed. Any special benchtops, built-in shelving, balustrades, basins and baths are installed at the final stage. This is another good stage to have a site visit with your site supervisor.

Progress payment – Fixing claim: 25% of the Contract price

Completion handover

Completion Handover

Heating, cooling, plumbing and electrical items are installed together with other final items such as door furniture and skirting to timber floor areas. We will complete a final clean and quality assurance check and the Building Surveyor will issue the Occupancy Permit.

You will complete a final walkthrough of your new home with your site supervisor before you pay the final claim. Finally, your appliances are then installed, and we arrange for the formal hand over your new home!

As your trusted home builder, we are committed to ensuring everything is in perfect order before handover. Our quality assurance supervisor will also attend the handover to show you how to use your appliances and how to care for and maintain your home to make sure it looks great for years to come.

Maintenance

Maintenance

At the time of handover, you will be given a Maintenance list to complete over the next 13 weeks. This is your opportunity to record any items that you identify during this period that may need attention. Once you have returned this to us, our maintenance team will conduct an inspection and arrange any necessary rectification works.
